MEET OUR FOUNDER

Andrew Gotlieb, Founder, ZoningWorx

Andrew Gotlieb has spent 25 years researching zoning and land use, and founded ZoningWorx to bring reliable, ALTA-compliant zoning reports to lenders, attorneys, developers, and property owners nationwide. Over the past 16 years, Andrew and his team have completed thousands of zoning reports across every state and in every major U.S. market.

Andrew holds a Bachelor’s degree in Urban Geography & City and Regional Planning from The Ohio State University’s Knowlton School of Architecture, and a Master’s degree in Urban Planning, Design & Development with a specialization in Real Estate Finance from Cleveland State University’s Maxine Goodman Levin College of Urban Affairs. His work has been recognized with Crain’s Cleveland Business 40 Under 40 (2024) and Builder Magazine’s 40 Under 40 (2021) awards. From 2016 to 2020, Andrew served as an Adjunct Professor of Urban Planning at Cleveland State University’s Levin College of Urban Affairs.

Andrew is deeply engaged in the planning and homebuilding community, serving as Past President of his local American Planning Association chapter and Past President of his local Home Builders Association, in addition to his membership in the National Association of Home Builders and the Urban Land Institute.

Beyond zoning research, Andrew is also a residential real estate developer himself, which gives him a firsthand understanding of the timing, pressure, and business realities of closing a deal. He approaches every report with a developer’s mindset, not just a researcher’s. He has led numerous rezoning and variance campaigns, and works directly with municipalities on the consulting and advocacy side of land use, helping projects navigate the political and procedural realities of getting approved, not just the paperwork.
